Unlike an estate agent’s appraisal, which is often provided for marketing purposes, a formal valuation must be carried out by a qualified member of the Royal Institution of Chartered Surveyors (RICS).

A valuation is not a survey and does not provide detailed information on the condition of the property.
Instead, it provides clear, reliable advice on the property’s market value, taking into account its location, type, size, age, condition and comparable evidence from the local market.

What to expect
Your RICS registered valuer will carry out an inspection at the property. Depending on the size and complexity of the building, this typically takes between 20 minutes and one hour. During the inspection, the valuer will consider the property’s age, condition, layout, specification and any distinguishing characteristics.
Following the visit, we will prepare a written valuation report and provide you with our considered professional opinion within an agreed timeframe. Where required, valuations can also be provided alongside a RICS Home Survey.
