Which RICS Home Survey is right for me?

Choosing between a Level 2 and a Level 3 survey depends largely on the type, age and condition of the property you are buying, as well as how much detail you would like about its construction and future maintenance needs.

Best suited for Conventional properties of standard construction, less than 100 years old, in reasonable condition. Older, larger, listed, or non-standard properties, or homes that have been significantly altered, extended, or are in poor condition.
Purpose Provides an overview of the property’s condition and highlights significant issues that may affect value or require attention. Offers a comprehensive analysis, explaining defects, their likely causes, potential consequences, and repair/maintenance options.
Detail level Concise report with condition ratings (traffic light system) for ease of reference. In-depth report with condition ratings plus detailed commentary, guidance and advice.
Inspection Internal and external inspection of accessible areas, plus permanent outbuildings. More extensive inspection, including roof voids and subfloor spaces where accessible.
Advice provided Clear summary of issues to support decision-making and negotiation. Detailed professional advice to help plan repairs, budget for maintenance, and understand long-term implications.
When to choose Most modern or relatively straightforward properties in good condition. Complex, historic, or altered properties, or where major works are anticipated.
