RICS Home Survey – Level 3

The RICS Home Survey – Level 3 is the most detailed level of pre-purchase survey currently available. It is designed to provide a comprehensive assessment of a property’s condition and is particularly suited to older, larger, altered, or non-standard construction homes.

Whereas the Level 2 survey provides a concise overview, the Level 3 survey offers a deeper analysis. It not only identifies visible defects but also considers the potential causes, the likely consequences if left unaddressed, and the possible options for repair or further investigation. This makes it the preferred choice for properties where the risk of hidden or complex issues is greater.

What does the survey include?

The Level 3 survey involves a thorough inspection of the property, both internally and externally, including permanent outbuildings. Wherever reasonably possible, accessible areas of the roof void and subfloor spaces will also be examined. The report will:

Describe the construction and materials used.
Identify visible defects & areas of concern and materials used.
Explain possible causes of defects.
Assess the seriousness of problems and their likely impact.
Provide guidance on repair options, maintenance, and further investigations where appropriate.

The report is detailed but written in a clear and logical format, designed to give you practical advice you can act on.

When is a Level 3 survey recommended?

This survey is particularly appropriate for:

Properties more than 100 years old.

Listed buildings and homes of historic or traditional construction.

Buildings that have been significantly extended, altered, or converted.

Properties in poor condition, or where major works are planned.

Buying an older or more complex home carries greater risk. A Level 3 survey gives you a fuller understanding of the property’s condition and helps you plan for repairs, budgeting, and future maintenance.
