RICS Home Survey – Level 2

The RICS Home Survey – Level 2 is one of the most commonly instructed surveys and is suitable for the majority of conventional properties. It provides a clear and structured overview of the property’s condition, identifying visible issues that could affect value, safety, or future maintenance.

This survey is generally recommended for homes of standard construction that are less than 100 years old and appear to be in a reasonable state of repair. It is designed to highlight significant problems before you commit to purchase, giving you peace of mind and helping you make informed decisions during negotiations.

What does the survey include?

We will carry out an inspection of the inside and outside of the property, as well as permanent outbuildings such as garages and outhouses. The inspection covers as much of the property as can be reasonably accessed, without causing damage or moving heavy furniture.

The resulting report is written in clear, easy-to-understand language, avoiding unnecessary jargon. It provides a balanced view of the property’s overall condition while pointing out matters that may need attention in the short, medium, or long term.

Condition ratings explained

The RICS Level 2 report uses a straightforward traffic light system to show the condition of each element of the property:.

Condition Rating 3 (Red): Defects that are serious and/or require urgent repair, replacement or further investigation. If not addressed, they could present safety risks or result in significant long-term damage. Written quotations for these repairs should be obtained before legal commitment to purchase.
Condition Rating 2 (Amber): Defects that require repair or replacement but are not urgent or considered serious at the time of inspection. The property will still need regular maintenance to prevent deterioration.
Condition Rating 1 (Green): No repairs are currently needed. Normal ongoing maintenance is advised.
